Building Design

G&P operates as a support entity for the company’s function in managing the entire building/architectural process, maintaining a technical staff role throughout the construction of the new building and its operational startup.

CORPORATE BIOCLIMATIC GUIDELINES

  • Identification of technical and strategic “desiderata” on which to outline the characteristics of the new building.

  • Drafting of Specific Corporate Guidelines necessary for writing the contents of the subsequent tenders.
  • Technical support in identifying all useful inputs within the company and all necessary information to collect for the identification of corporate “desiderata,” and in drafting them in a manner shareable by all company structures.
  • Technical support in drafting the company’s Guidelines through the sharing of similar past experiences and the possibility of introducing virtuous elements (sustainability and applied bioclimatics) that can characterize these Guidelines as a benchmark.

PRELIMINARY AND DESIGN PHASE

  • Identification of the various tenders to be announced. Indicatively:

    • Design Tender
    • Construction and Maintenance Companies Tender
    • Supervision of Works (DL) Tender
    • Maintenance Tender
  • Technical support in setting up the tenders by sharing the company’s accumulated experience.

  • Specifically:

    • Design Tender: G&P suggests a tender for RTP/RTI where all design figures can mutually select each other and present a shared project in concept, definition, and mutual responsibilities. It is essential that the various design skills are in perfect harmony
      throughout the design process up to the executive phase.
    • Construction Companies Tender: G&P suggests selecting construction companies based on suitability for the most current design and construction techniques and their updated structure concerning cutting-edge skills; the same company will be responsible for maintenance and thus must guarantee an adequate level of service continuously and regularly.
    • DL Tender: The Works Supervisor is a client representative. It is suggested that this person not be a member of the design team or the company.
  • Identification of new-generation design and construction methods to be required as mandatory requirements in the tenders and drafting the tenders themselves (single or two-phase tenders).
  • Technical support in drafting the technical and strategic contents of the tender (e.g., bioclimatic building and plant design, layout logic, BIM, certifications, LCA, LCCA, etc.) and the expected performance in each phase of the design and construction process for each tender.
  • Selection of lead designers to be invited to the tenders (in RTP/RTI).
  • Technical support in identifying the most suitable profiles in the international professional landscape to interpret the company’s desiderata, meet the technical requirements of the tender, and ensure a complete, continuous, and collaborative design process with the contracting authority. This selection support is produced using the internal Market Monitor at G&P IRCAS’s Applied Sustainability Research Center.

  • Launch of the design tender: technical secretariat of the design tender.
  • Technical support in formulating responses to technical questions presented by tender participants throughout the project development period, referring to corporate desiderata and cutting-edge technical requirements.
  • Examination of submitted competing projects and selection of the winning project (preliminary).
  • Technical support in evaluating project contents, particularly regarding specific technical requirements (e.g., bioclimatic building and plant design, layout logic, BIM, certifications, LCA, LCCA, etc.).
  • Verification of the positive, negative, complete, and incomplete characteristics of the winning project.
  • Technical drafting of GEEA®-Preliminary Report (GEEA®: G&P’s proprietary general sustainability and technical adequacy verification protocol) on the project, identifying project issues to be mandatorily included in the final design assignment with a commitment to specific adaptation to corporate desiderata.
  • Preparation/adaptation of the preliminary project before drafting the definitive project for construction authorization requests.
  • Technical support in coordinating activities between the contracting authority, designers, and municipal authorities to define any project modifications required to obtain authorizations.
  • Design assignment to the RTP/RTI executing the winning project for drafting the definitive and executive project.
  • Technical project management support to the contracting authority for constant monitoring and verification of the project’s drafting process according to the contracting authority’s indications, specifically regarding the use of BIM design and any chosen certification protocols: e.g., LEED, BREEAM, WELL, etc.
  • Study of internal layouts to allocate the available areas appropriately to the needs of various corporate functions.
  • Technical support in identifying new layout coefficients regarding the needs of each specific corporate function through the application of the specific and tested GEEAdvantage® – Sustainable Layout methodology (G&P’s proprietary sustainability guideline drafting protocol regarding space use).

  • Technical support to the Client in relations with the external company potentially responsible for validating the executive project before the Construction Companies Tender.

SCOUTING PHASE

  • Final drafting of the construction and maintenance companies’ tender text, specifically referring to the project’s characteristics, corporate desiderata, and RTI characteristics suitable for the project’s perfect realization.

  • Technical support in drafting the technical and strategic contents of the tender (e.g., bioclimatic building and plant design, layout logic, BIM, certifications, LCA, LCCA, etc.), specifically referring to each phase of the construction process and the optimal characteristics of the companies required within the RTI.
  • Selection of lead construction companies to be invited to the tenders for the renovation and maintenance of buildings (in RTP/RTI).
  • Technical support to the Client in identifying the most suitable profiles in the international landscape of construction and maintenance companies to interpret corporate desiderata, meet the technical requirements of the tender, and ensure a quality, complete, continuous, and collaborative construction process with the Client and the Contracting Authority. This selection support is produced using the internal Market Monitor at G&P IRCAS’s Applied Sustainability Research Center.
  • Launch of the construction tender: support in creating the Technical Secretariat of the Construction Tender for RTI of companies.
  • Technical support to the Client and the Contracting Authority in formulating responses to technical questions presented by tender participants throughout the competing offer development period, referring to corporate desiderata, the project’s specific technical characteristics, and the required cutting-edge technical competencies.
  • Examination of submitted competing offers and selection of the winning offer.
  • Technical support to the Client and the Contracting Authority in evaluating offer contents, particularly concerning specific technical requirements (e.g., bioclimatic building and plant design, layout logic, BIM, certifications, LCA, LCCA, interactive as-built, etc.), project interpretation and constructive redesign capacity of companies, coordination capacity of construction phases, and quality management of the construction site.
  • Selection of the winning RTI of construction and maintenance companies: execution assignment to the RTI executing the tender.
  • Technical project management support to the contracting authority for constant monitoring and verification of the constructive project drafting process by the winning company, specifically regarding the use of BIM design and any chosen certification protocols: e.g., LEED, BREEAM, WELL, etc.
  • Final drafting of the Works Supervision (DL) tender text (also in RTI) specifically referring to the project’s characteristics, corporate desiderata, and the specific characteristics of the companies in RTI.
  • Technical support in drafting the technical and strategic contents of the tender (e.g., bioclimatic building and plant design, layout logic, BIM, certifications, LCA, LCCA, etc.), specifically referring to each phase of the construction process and the optimal characteristics of the DL group.
  • Selection of DL companies to be invited to the DL tender (in RTP/RTI).
  • Technical support in identifying the most suitable profiles in the international landscape of Works Supervisors/DL companies to interpret corporate desiderata, meet the technical requirements of the tender, manage the winning project and the specific RTI of companies, and ensure a quality construction process. This selection support is produced using the internal Market Monitor at G&P IRCAS’s Applied Sustainability Research Center.

  • Launch of the DL tender: Technical Secretariat of the Tender.
  • Technical support in formulating responses to technical questions presented by tender participants throughout the competing offer development period, referring to corporate desiderata, specific project technical characteristics, company characteristics, and required cutting-edge technical competencies.
  • Examination of submitted competing offers and selection of the winning DL (or RTI/RTP).
  • Technical support in evaluating offer contents, particularly concerning specific technical requirements (e.g., bioclimatic building and plant design, layout logic, BIM, certifications, LCA, LCCA, etc.), project interpretation capacity, management of specific companies, coordination capacity of construction phases, and quality management of the construction site.
  • Selection of the winning DL: execution assignment.
  • Technical support to the contracting authority for initiating coordination between DL, designers, and companies.
  • Drafting (optional but advisable) of tenders for direct supply of materials by the Client and/or Contracting Authority.
  • Technical support in drafting the technical and strategic contents of the tender concerning the specific complexities of project details and the composition and consecutio temporum of the GANTT, specifically regarding coordination for the realization of mockups.
  • Selection of production companies to be invited to the tenders.
  • Technical support in identifying the most suitable profiles in the international landscape of production companies to interpret corporate desiderata, meet the technical project requirements, and guarantee a quality product (e.g., sustainable production, environmental impact studies, availability of BIM libraries, product certifications, use of LCA and LCCA in production phase, production capacity, etc.), specifically referring to each phase of the construction process. This selection support is produced using the internal Market Monitor at G&P IRCAS’s Applied Sustainability Research Center.

  • Launch of the various tenders for production companies: Technical Secretariat of the Tender.
  • Technical support in formulating responses to technical questions presented by tender participants throughout the competing offer development period, referring to corporate desiderata and specific technical product characteristics.
  • Examination of submitted competing offers and selection of the winning product mockups.
  • Technical support in evaluating received products/mockups, particularly adhering to the project’s technical requirements (e.g., bioclimatic building and plant design, usability ergonomics, presence of BIM library elements, product certifications, use of LCA and LCCA in production phase, etc.) and cost plan.

CONSTRUCTION PHASE

  • Supervision of DL, designers, companies, and production companies during the construction phase until testing and delivery.
  • Technical support in coordinating the activities of all parties throughout the construction phase, specifically supporting the DL and the contracting authority in all construction management activities through the possible application of GEEA®-Construction Report (G&P’s proprietary general sustainability and technical adequacy verification protocol for construction phases).

  • Coordination of the entire internal communication process and the transfer of corporate functions to the new locations (soft landing) in agreement with all internal functions.
  • Technical support in preparing all necessary technical documentation to present the new site to internal corporate functions and defining the most appropriate transfer methods through the application of the tested GEEAdvantage® – Soft Landing methodology (G&P’s proprietary protocol for drafting procedures for the shared integration of corporate functions in new workspaces).
  • Ongoing communication of the entire construction and transfer process to new spaces.
  • Technical support in preparing all necessary technical documentation to communicate the ongoing process both internally and externally (press, conferences, associations, etc.).
